BOOKING TERMS & CONDITIONS

All bookings are accepted subject to these conditions:

  1. Rentals run from 4pm on the first day of the hire period to 10am on the last day of the hire period. Please let us know if the time of arrival is to be later than 8.00pm.
  2. A deposit of 20% of the total cost is payable upon booking.
  3. Telephone or email bookings will be held for ten days to allow for receipt of the initial deposit.
  4. Please pay the balance of the total cost at least eight weeks before the beginning of the Hire Period. In the event of late payment of the balance, we reserve the right to cancel the hiring, retain your deposit and re let the property. When bookings are made eight weeks or less in advance, the whole of the hire charge must be paid on booking.
  5. We accept payment in Euros or UK pounds - Please see the price table. You can pay deposits and balances as follows:
    • Cheque in Euros (from your bank - ours charges £10).
    • Bank transfer - contact us for details.
    • Credit card via the on-line PayPal system (PayPal payments in Euros only and subject to a 4% booking fee).
  6. A security deposit of €200 is payable on arrival at the start of the rental to be held against any breakages or damages. The deposit is returnable at the end of the hire period if everything is in order, subject to any necessary deductions for damages. If there are any damages in excess of the deposit then you agree to reimburse us.
  7. Every effort has been made to ensure that the description of the property and nearby facilities are accurate. However, we cannot accept any liability for any changes beyond our control.
  8. The number of persons staying in a property must not exceed the number specified for each property unless by prior agreement. We retain the right to cancel the hiring if the number of persons arriving at the property exceeds those notified and/or agreed.
  9. Hire charges are inclusive of water, gas and electricity charges (where appropriate).
  10. Please leave your accommodation clean and tidy on departure. If the property needs any major cleaning after your stay we reserve the right to charge for this and the amount will be deducted from your security deposit.
  11. The use of the accommodation and the amenities is entirely at the hirer's/user's risk.
  12. There is a swimming pool at the property and this presents potential risks, especially to children. Use of the swimming pool is entirely at the responsibility of the Hirer. We cannot accept responsibility for accidents or injuries occurring in connection with the pool except where directly caused by our own negligence. The Hirer agrees to take all precautions necessary to ensure the safety of members of their party and to avoid all dangerous activities in the vicinity of the pool. The depth of the pool is between 1m and 1.6m, and it is the Hirer's responsibility to ensure that minors are supervised at all times in the vicinity of the pool.
  13. Linen including pillows, blankets and/or duvets, sheets, pillowcases and bath/hand towels are provided. Please provide your own towels for sunbathing and use by the pool.
  14. Personal belongings left in or around the property are entirely at your own risk. We cannot be held responsible for any injuries or losses however caused.
  15. Our properties do not have telephones but messages from friends, families and colleagues can be left with us in an emergency.
  16. Availability - Bookings are made on the understanding that the accommodation booked will be available for the dates specified. If, due to circumstances beyond our control, this is not possible, every effort will be made to provide alternative accommodation. Failing this, then we will make a prompt and full refund of all money paid, and there will be no further claim against us. In the event of the booking being cancelled or altered by reason of force majeure (which includes floods, storms, riots, strikes, wars, and Acts of God) or other events outside our control,we cannot accept liability. If you or any other person in the hire party falls ill on holiday or for any reason has to return early, we cannot be responsible for any additional costs nor can any part of the hire charge be returned.
  17. In the event of cancellation by you, a charge will be made as follows:
    1. More than eight weeks before the holiday......... 20% of the cost
    2. Less than eight weeks before the holiday......... 100% of the cost
    3. If we are able to re-hire the property for all of the rental period and at the same price, then the cancellation charge less an administration fee of 20% of the total cost will be refunded. If we are only able to re-hire the property for a portion of the hire period or at a reduced rate then no refund shall apply.
  18. We strongly recommend that you arrange appropriate travel insurance including cancellation cover.
  19. In the unlikely event of a complaint about the property, this should be reported to us as soon as possible. Complaints cannot be accepted after you have returned home if there has been no opportunity for us to put matters right during the hire period.
  20. Finally, make sure you have an excellent holiday! We will do everything within our power to assist you.
